Lay Kitchen Floor Tile

Tile transforms a kitchen floor from temporary to permanent. The difference between a professional-looking installation and a weekend mistake comes down to preparation and patience. Most DIY tile jobs fail in the first hour—rushed layout, uneven substrate, or mortar mixed wrong. Done correctly, a tiled kitchen floor will outlast your appliances, your cabinets, and possibly your mortgage. The work itself is methodical rather than difficult. You are essentially building a new surface one square foot at a time, and every decision you make in the first few hours will be visible for the next twenty years.

  1. Level the floor first. Remove all baseboards, appliances, and existing flooring down to the subfloor. Sweep and vacuum thoroughly. Use a four-foot level to check for dips or humps across the entire floor. Any variation greater than 1/8 inch over three feet must be corrected with self-leveling compound. Let compound cure fully per manufacturer specs before proceeding.
  2. Map the pattern. Measure and mark the center point of the room, then snap chalk lines to create perpendicular axes. Dry-lay tiles along these lines without mortar to determine your actual starting point and identify any problem areas near walls or doorways. Adjust your lines if needed to avoid narrow slivers at the perimeter.
  3. Spread mortar correctly. Mix thin-set mortar to a peanut butter consistency. Working in a three-foot square section, spread mortar with the flat edge of your trowel, then comb it with the notched edge at a 45-degree angle. The ridges should stand up cleanly without slumping. Set tiles within 10 minutes before the mortar skins over.
  4. Set and level each tile. Press each tile into the mortar with a slight twisting motion. Insert spacers at every corner to maintain consistent grout lines. Every few tiles, place your level across multiple tiles to ensure they are setting flat. Tap down high corners with a rubber mallet. Work outward from your center point in manageable sections.
  5. Cut edge tiles precisely. Measure each cut individually rather than assuming walls are straight. Use a tile wet saw for straight cuts and a tile nipper or angle grinder for notches around pipes or corners. Test-fit each piece before applying mortar. Leave a 1/4-inch expansion gap at all walls.
  6. Wait and inspect thoroughly. Keep foot traffic off the floor for at least 24 hours. Remove all spacers with needle-nose pliers. Vacuum the grout joints thoroughly to remove dust and dried mortar crumbs. Any debris left in the joints will show through the grout.
  7. Fill every grout joint. Mix sanded grout to a thick paste. Working in small sections, dump grout onto the tiles and spread it diagonally across the joints with a rubber float held at 45 degrees. Pack the joints full, then scrape off excess by holding the float nearly vertical. Work across the same area twice to ensure complete filling.
  8. Seal and polish. Wait 15 minutes after grouting, then wipe tiles with a damp sponge in circular motions to remove grout haze. Rinse the sponge frequently. Once dry, buff tiles with a clean cloth. After 72 hours, apply grout sealer with a foam brush or small roller, wiping excess off tile faces immediately.
